Established in 1987, the Aberdeen Offshore Technology Park was created to provide a worldwide centre of excellence for research and development companies within the oil and gas industry.

Aberdeen is the natural location for such a facility as the city is the principal centre for oil exploration and production not only in the North Sea but throughout Europe and beyond. The Park, a joint venture between Grampian Enterprise Limited, Scottish Enterprise National and Grampian Regional Council, lies three miles to the north of the city centre off the A92 trunk road, near Bridge of Don. Aberdeen airport is within 15 minutes drive time.

Extending to 72 acres (29 hectares), the Park houses several world class facilites including the International Drilling & Downhole Technology

Two office/laboratory buildings, the Innovation Centre and Offshore House, have also been developed to house small/medium companies involved in R & D, or project teams.

Following completion of additional infrastructure in 1995, further land is now available for development with sites ranging from 1 acre (0.4 hectares) upwards. Companies and organisations wishing to locate to the Park can acquire a long ground lease after which they are able to design and build their own facility. Alternatively letting agent Ryden may be able to assist in putting together a development package to procure a bespoke facility for lease at normal market rents.

Services

Mains water, drainage, electricity, gas and telephone lines have already been provided within the Phase 2 infrastructure and are available for connection at each site.

Planning

The planning permission for the Park allows for the buildings and land to be occupied by companies and organisations with business directly related to research and development of products or processes in connection with the oil and gas industries and for a use falling within Class 4 (Business) of the Schedule within the Town & Country Planning (Use Classes) (Scotland) Order 1989.

Lease Terms

The land can be leased for long periods incorporating five yearly rent reviews. Long term grassum leases can be considered in appropriate circumstances. Financial information regarding both of these options is available upon request.
